Industrial-warehouse space in Dallas is not as easy to find as it once was. Available warehouses continue to pop up in the market, however they will rarely last for very long. In the first quarter of 2019, industrial occupiers took down over 3.5 million sq. ft. in the first three months of the year. The vacancy rate throughout the market increased slightly over the quarter and was at just over 6 percent at the end of the quarter. The price of square footage for office rent per year ranges from $8 to $40 with the median being $25. 

Furthermore, the square footage size ranges from 100 SF up to 20,000 SF with the median being 430 SF. There is no wrong place in Dallas to rent warehouse or industrial space however there are some up and coming new options recently available or becoming available soon. Areas like Addison and Richmond have many new spaces under construction. Most areas have a mix of different kinds of spaces and different options of dock heights and grade levels. East LBJ is also an extraordinary location to lease industrial space due to it being predominantly industrial in nature. An extensive range of companies and sectors gravitate towards these spaces, where a combination of roughly 2,000 SF of industrial space and 1,000 SF of office space gives businesses room for both production and administrative needs.
