Renting Commercial Office Space in Downtown

Tech might be the primary driver behind Downtown’s dynamic economy, emblematic of the region as a whole, but it’s certainly not the only industry that’s attracted to Downtown’s unique appeal. With space averaging 25,000 SF at anywhere between $15 and $20 SF, a large mixture of businesses is migrating into the downtown area and its predominantly traditional office space. Downtown also features expanding higher-end Class A space that’s typical of such rapid economic growth. Law firms, once a substantial portion of the business population, are still found throughout Downtown but a steady exodus to the Arts District and Uptown has significantly lowered their numbers in recent yea

Downtown Dallas isn’t the suburbs, nor does it want to be. Buildings are tall, parking can be slim, and traffic is a bit challenging without some helpful tips. Every workday, Downtown’s residential population of 13,000 swells to over 135,000, making the route to the office especially important as employees work their way around the masses. With both the freeway and streets becoming more congested closer to Downtown, the DART light rail system allows commuters to park and ride into any of the five Downtown DART stations. For frequent riders, a DART monthly pass can save a lot of time and money over the long-run. Happy employees tend to be productive ones as well, making Downtown’s many restaurants, museums, and bars an integral component of the area’s success. Klyde Warren Park runs through the heart of Downtown giving employees 5-acres of food trucks, live music, exercise classes, and walking paths. The nearby American Airlines Center is yet another entertainment option for Downtown workers, home of both the Mavericks and Stars as well as many concerts and special events throughout the year.
