The property was formerly used by The Times (local newspaper) for printing and it is currently equipped with 4000 amp service. There is a 2.5 megawatt transformer powering the building which has the ability to add additional power if needed. There is a dock ramp with a dock leveler on the northeast corner of the building for shipping and receiving. There are also three grade level overhead doors on the east side of the 1st Floor which access a 1,536 square foot storage space. There are two more grade level overhead doors accessing an approximate 1,300 square foot storage area that juts out from the 1st Floor on the east side.
The building contains a total of 30,045 square feet on two floors - lower level and 1st Floor. The aforementioned truck doors access the 1st Floor. The 1st Floor contains 21,727 of which approximately 20,227 is warehouse, offices, restrooms, and mechanical rooms. The remaining 1,500 square feet is the area where the former printing press was located and is not at grade with the rest of the floor. The main warehouse area is approximately 13,409 square feet of which 1,600 square feet is an area that was used as “prepress”. This area is basically open with dropped ceiling and lighting. There is one office in this area and another office immediately off the east side of the main warehouse.
There is a 2.5 ton gantry system that runs the length of this section of building where the printing press was located. The building has high flow ventilation fans on the 1st Floor and there are two freight elevators servicing the 1st Floor and the lower level. The building is fully sprinklered.
