Land Lease- Nearly 1.5 acres with 250 feet of frontage on SR 44, this parcel sits in front of the Wal-Mart development and neighbors McDonalds. The current use is a gas station and convenience store. The property is zoned B-6 in Volusia County and annexation is a possibility, if desired. The access road for the Wal-Mart development site runs directly adjacent to this parcel. Also included are the two 130 foot sign poles for clear I-95 visibility. The tanks were replaced in 2009 with a 15,000 gallon tank and a split 15,000 gallon tank. The site is clean with an anticipate NFA letter coming from the DEP in the near future. There is currently no fuel supply agreement in place.
